What Southern Indiana's Small Multifamily Market Shows Beyond the National Headlines

National reports show multifamily construction gaining momentum while single-family construction remains under pressure.

But national construction figures do not automatically tell us what buyers and investors will find in Southern Indiana's small multifamily resale market.

That distinction matters.

The National Association of Home Builders reported that multifamily construction expanded in six of seven geographic categories during the second quarter of 2026. Large metro core counties increased 11.6% year over year, while single-family construction across non-rural areas declined 7.3%.

Those numbers describe national construction.

Our local SIRA MLS research looks at something different: existing duplexes, triplexes, and fourplexes available in Southern Indiana.

A Focused Look at the Local Market

The SIRA MLS snapshot prepared September 9, 2026, included small multifamily properties in New Albany, Jeffersonville, and Charlestown.

The search produced 20 properties: seven active, seven pending, and six sold.

Because this is a small, geographically focused sample, treat it as a market snapshot—not a prediction for every multifamily property in Southern Indiana.

What the SIRA MLS Numbers Show

Active properties had a median asking price of $245,000 and a median of 64 days on market.

Pending properties had a median asking price of $220,000 and a median of 40 days on the market.

Sold properties had a median sold price of $219,450 and a median of 59 days on the market.

Among the seven active properties, asking prices ranged from $204,900 to $564,000.

That spread is a good reminder that small multifamily housing isn't a single product or investment strategy.

The Property Has to Support the Strategy

Some properties may already have tenants and existing leases. Others may appeal to buyers who want to live in one unit and rent another.

A responsible analysis should examine verified leases, actual rent collected, utilities, property taxes, insurance, maintenance, vacancy assumptions, deferred repairs, lawful unit configuration, and financing.

Two properties with similar purchase prices can produce very different outcomes.

Where Financing Fits

Two-to-four-unit residential properties may qualify for residential mortgage financing depending on the borrower, occupancy plan, property condition, and loan-program requirements.

FHA, VA, and conventional financing may be available in certain owner-occupied situations, but you should always verify eligibility for the borrower and property involved.

My Perspective on Southern Indiana

The national movement toward multifamily construction is worth watching.

Locally, however, the opportunity is not limited to new apartment developments.

Existing duplexes, triplexes, and fourplexes can offer another entry point into small-scale multifamily ownership.

The September SIRA snapshot does not prove that every property will cash flow or appreciate.

It does show enough activity to justify taking a closer look at this part of the Southern Indiana market.

Before You Make a Decision

If you are considering a duplex, triplex, or fourplex in New Albany, Jeffersonville, Charlestown, or another Southern Indiana community, start with the property—not the headline.

Review the income, expenses, condition, legal use, and financing structure before deciding whether the opportunity fits your goals.
