Louisville HOMEARAMA 2026: What Buyers and Future Homeowners Should Be Watching
Louisville HOMEARAMA continues this weekend, giving buyers, homeowners, and people considering new construction a chance to see design and building ideas up close.
The official 2026 schedule includes September 18–20 and September 25–27, following the opening weekend September 11–13.
It is easy to focus on countertops, lighting, and impressive kitchens.
Those things are fun.
But if you are considering buying or building a home, there is much more worth watching.
Pay Attention to the Floor Plan
A beautiful home still has to function on an ordinary Tuesday.
Pay attention to where groceries enter the house, storage near the kitchen, laundry placement, main-floor bedroom options, work-from-home space, indoor-outdoor connections, and whether a finished basement adds usable living space.
Good design is not simply what photographs well. It supports everyday life.
Look Behind the Finishes
Ask about the features you cannot immediately see.
That can include insulation, HVAC efficiency, drainage, windows, roofing materials, foundation systems, and future maintenance requirements.
Several of this year's showcase homes highlight features such as high-efficiency HVAC systems, enhanced insulation, EV charging infrastructure, and drainage or foundation considerations.
Separate Included Features From Upgrades
A showcase home may include finishes and features that are not part of a builder's standard package.
If you are considering new construction, ask what is included in the base price and what represents an upgrade.
The difference can materially affect the final price.
Think About Resale Before You Need to Sell
Even when you expect to stay for years, consider how the floor plan and improvements may function for a future buyer.
Flexible bedrooms, practical storage, functional outdoor space, and efficient systems often have usefulness beyond current design trends.
Compare New Construction With Resale
New construction isn't automatically better than an existing home, and resale isn't automatically the better value.
Compare the purchase price, included features, builder upgrades, lot premiums, landscaping, appliances, expected maintenance, neighborhood amenities, taxes, and association expenses.
Use HOMEARAMA for research
You do not have to be ready to build to benefit from touring new construction.
Pay attention to layouts you like, materials you would use, and features you would skip.
The goal is to clarify what matters to you before money is attached to the decision.
